Coral Springs is a well-planned city and most of its neighborhoods have a distinct character. Here is a practical rundown of the main communities and what they actually offer.

Heron Bay

The most prestigious community in the Coral Springs-Parkland border area. Gated, master-planned, with multiple villages inside the larger community. Homes range from $700,000 to $2M+ with the most expensive being lakefront or in the custom home sections. It feeds into some of the best schools in Broward. Many buyers targeting Parkland end up in Heron Bay because it sits on the Coral Springs side of the border with a Parkland mailing address in some sections.

Eagle Trace

Gated golf course community in the heart of Coral Springs. Single-family homes ranging from $650,000 to $1.3M. The golf course adds value for buyers who play and is a neutral feature for those who do not. Well-maintained, mature landscaping, active HOA.

Wyndham Lakes

Lake views, newer inventory (mostly 1990s-2000s construction), popular with families. Price range is $550,000-$750,000. One of the more popular choices for buyers who want the Coral Springs schools but want a slightly newer product than the older neighborhoods.

Ramblewood

One of the older, established neighborhoods with larger lots and mature trees. Values have held well. Good school zones. Price range is $480,000-$650,000. Less polished HOA-wise than the gated communities but more affordable and has a genuine neighborhood feel.

Coral Springs Country Club

Not actually a country club community anymore but a neighborhood that surrounds the former country club golf course. The course has been converted but the homes are on larger lots with some of the most established landscaping in the city. Prices run $550,000-$850,000.
