The Relocation Guide
Everything I'd tell a friend before they moved to South Florida.
Six suburbs, Fort Lauderdale, Boca Raton, Coral Springs, Pompano Beach, Parkland, and Weston, each profiled with real price data, neighborhood breakdowns, and new construction highlights.

Six suburbs, profiled straight.
Fort Lauderdale
Downtown walkability, a real arts scene, and some of the most varied housing stock in South Florida, from waterfront condos to established single-family neighborhoods.
Explore Fort Lauderdale → 02Boca Raton
Palm Beach County's most polished address. Strong schools, a mature luxury condo market, and new construction pushing into the mid-$700s and above.
Explore Boca Raton → 03Coral Springs
One of Broward's most family-driven cities, highly rated schools, clean neighborhoods, and home prices that still make sense for first-time buyers.
Explore Coral Springs → 04Pompano Beach
The quiet success story. Atlantic beachfront, a booming downtown, and price points that haven't fully caught up with everything else that's happening here.
Explore Pompano Beach → 05Parkland
Master-planned and manicured, A-rated schools, large lots, and HOA communities designed for families who want space without giving up Broward's convenience.
Explore Parkland → 06Weston
South Florida's most planned suburb. Quiet, safe, and loaded with amenities, the go-to for families relocating from the Northeast who want a soft landing.
Explore Weston →Videos from the channel

Relocating to South Florida, straight answers
The real questions people ask me before they make the move.
Is it worth relocating to South Florida?
For a lot of people, yes, no state income tax, year-round sun, and a lifestyle that's hard to beat. But it's a real adjustment: insurance and HOA costs run higher than most newcomers expect, and picking the right area matters more than picking the right house. Go in informed and it's one of the best moves you can make.
How much does it cost to live in South Florida?
Beyond the mortgage, budget for higher homeowners insurance because of wind and flood exposure, property taxes reassessed at your purchase price, and HOA or CDD fees, especially on condos. Those four line items surprise more relocators than the home price itself, so build them into your number from day one.
What's the best area to relocate to in South Florida?
It depends on your life, not a top-ten list, schools, commute, budget, and vibe all differ across Broward, Miami-Dade, and Palm Beach. Families often land in places like Parkland, Weston, or Wellington; others want walkability or waterfront. The honest answer: tell me your priorities and I'll point you to the areas that actually fit, not just the ones that photograph well.
How much are property taxes and insurance in South Florida?
Property taxes are reassessed on your purchase price, not the previous owner's old bill, so don't trust the current tax figure on a listing. Homeowners insurance runs well above the national average because of wind and flood exposure, sometimes double what people expect. Always get a real insurance quote before you fall in love with a house.
How far in advance should I plan a move to South Florida?
Ideally a few months out. Start with the area and the real numbers, insurance, taxes, HOA, before you lock in on a specific house. And if you're buying new construction, the build timeline can run several months from contract to closing. The earlier you start, the more options and leverage you have.
Can you help me relocate if I live out of state?
That's most of what I do. A lot of my clients are relocating from out of state and buy before they ever move down. I run video tours, give you honest reads on neighborhoods, handle the on-the-ground details, and make sure you're not guessing from a listing photo. You don't have to be here to make a smart move, you just need someone here who's on your side.
