The questions buyers actually ask me before they tour a model home.

How much does new construction cost in South Florida?

It ranges widely by county and home type. Right now single-family new builds generally run in the $600Ks and up across Broward, Miami-Dade, and Palm Beach, while new townhomes and condos start lower. But the sticker price isn't the real number, your true monthly cost is principal, HOA, CDD, insurance, and taxes combined. Always compare the full monthly payment between communities, not the base price.

What is a CDD fee, and how is it different from an HOA?

Your HOA pays for the neighborhood, landscaping, amenities, the pool. A CDD (Community Development District) fee is separate: it helped fund the roads, drainage, and infrastructure the builder put in, and it shows up on your property tax bill, often for 15-30 years. Some communities have one, some don't. Always ask for the CDD disclosure before you buy so the payment doesn't surprise you.

Are builder incentives worth it in 2026?

Often yes, but read them carefully. Builders are offering rate buydowns, closing-cost credits, and free upgrades to move inventory, and those can be worth thousands. The catch: incentives usually require using the builder's in-house lender, and the base price may be less negotiable in exchange. Compare the all-in deal, rate, price, and upgrades together, not just the headline number.

Is now a good time to buy new construction in South Florida?

For the right property, yes. Single-family is balanced to slightly seller-leaning, but new condos are a clear buyer's market right now, with high supply and strong builder incentives, real negotiating room. The move is knowing which lane you're in and going in with clear eyes on the CDD, HOA, and insurance costs.

Is new construction better than buying a resale home?

It depends on what you value. New construction gets you a home nobody's lived in, builder warranties, and today's incentives, but often a CDD fee and a wait for it to be built. Resale is usually cheaper per square foot, more established, and negotiable, but you inherit the maintenance and older systems. It comes down to your timeline, budget, and how much a brand-new home matters to you.

Do I need my own agent to buy new construction?
