Las Olas and Victoria Park neighborhoods command $800K-$2M+ for waterfront single-family; the more accessible east-side condos start in the $300Ks. If you want a city feel with boat-dock living and don't mind the premium, Fort Lauderdale delivers what no other Broward suburb can.

Top-tier schools at a Parkland discount, and a real walkable downtown coming. Coral Springs is the smart value play next to Parkland. Solid A-rated schools, established neighborhoods, and you get more house for your money. The city is mid-transformation, Cornerstone Plaza is building a genuine walkable downtown with dining and retail from scratch. Single-family median is around $657K. It's not flashy, and some pockets feel dated, but for families who want great schools without the Parkland premium and like where this city is heading, it's a serious contender.

Suburbia someone power-washed, safe, polished, Cypress Bay zoning. Weston is the most meticulously planned suburb in Broward, incredibly safe, Cypress Bay High zoning (top-20 in Florida, no magnet lottery needed), and so many Northeast and Latin American transplants you won't feel like an outsider. The trade-off: it's a bubble, commercial signage is hyper-regulated, commute into Miami at rush hour is brutal, and it's essentially built out with limited new inventory. Typical home values sit around $727K citywide, with single-family estates from $900K to $2.5M+. If manicured order and Cypress Bay zoning are your priority, this delivers.

Top schools, big lots, equestrian charm, and the prices to match. Parkland is where a lot of my California and Northeast families land first, and I get it, A-rated schools, large lots, gated communities, and an equestrian lifestyle you won't find this close to the coast anywhere else. Marjory Stoneman Douglas zoning is the crown jewel. Just know you're paying a real premium ($1.1M+ typical), HOA rules are strict, and the city is functionally built out. If the budget works and you want top-tier schools without a magnet lottery, Parkland delivers.

Pompano Beach

Ritz-Carlton and Waldorf towers on the sand, and a $2B downtown being built from scratch. Pompano Beach is undergoing the most dramatic transformation in Broward. The oceanfront is getting Ritz-Carlton Residences, Waldorf Astoria Residences, and Casamar, branded luxury towers at 20-30% below Fort Lauderdale and Sunny Isles pricing. And the CRA is building a brand-new $2 billion downtown from scratch: 12-block waterway, office, retail, hotels. Inland and on the beach, prices are bifurcated, beachfront zip 33062 median is $460K; older condos inland are soft. Palm Aire golf condos start around $150K. This is the early-mover play in Broward.

The Broadwalk, ArtsPark, and a walkable downtown, a city with real character. Hollywood is Broward's most underrated city. The 2.5-mile oceanfront Broadwalk is iconic. ArtsPark at Young Circle is a genuine arts hub. The downtown has local boutiques, sidewalk cafes, and murals, real character you don't find in planned suburbs. Emerald Hills and Hollywood Lakes are the premium single-family enclaves ($595K median SFH). Downtown and Hollywood Beach attract young professionals and buyers wanting walkable coastal living. Older condos are soft due to reserve requirements, pick carefully.

Historic neighborhoods like El Cid and Flamingo Park sit 10 minutes from Intracoastal high-rise towers selling for $5M+. Single-family homes range from $350,000 in northwest neighborhoods to $2M+ in SoSo. Clematis Street, Rosemary Square, and Flagler Village anchor the social scene. More neighborhood variability than anywhere else in the county, research specific zip codes carefully. High ceiling, high upside, real city energy.

Jupiter deliberately stays low-rise, protecting its beaches and marine estuaries while delivering some of the highest-performing public schools in Palm Beach County. Abacoa gives you walkable New Urbanist life; Admirals Cove gives you 74 private deep-water slips. Families who move here rarely leave. Prices range from $500,000 in Abacoa to $5M+ on Jupiter Island. Roger Dean Stadium hosts MLB spring training. Dubois Park, Carlin Park beach, and the Intracoastal give Jupiter a water-access lifestyle that's genuinely hard to replicate at any price in South Florida.

Marsh Pointe Elementary and Dwyer High anchor the school system for most of the city.

The Palm Beach County flex, manicured, safe, watch the flood zones. Boca is the Palm Beach County flex, manicured, safe, and full of Northeast families and retirees. East Boca near the water is pricey and walkable; west Boca is more value and family-driven. The closer you get to the coast, the harder you need to watch flood zones and insurance costs. Median single-family prices run $795,000-$850,000 with entry-level around $650,000. Mizner Park is the social centerpiece, outdoor dining, concerts, and the city's version of a downtown. HOAs are strict and pervasive; monthly fees of $500-$1,500 in golf communities are standard. Spanish River High and Saint Andrew's School anchor the public and private school options.

East Delray near the water is premium and competitive; western gated communities like Delray Trails are where the 55+ crowd is landing at more accessible price points. Know which Delray you're buying into before you start your search.

South Beach, Art Deco, and waterfront everything, Florida's most iconic address. Miami Beach is the one everyone knows from TV, and it actually lives up to the hype, but it's not for everyone. South Beach is the energy hub: nightlife, rooftop pools, Ocean Drive's Art Deco strip, and a restaurant scene that would hold its own in NYC. Mid-Beach and North Beach are calmer, with newer condo towers and a more residential feel. The tradeoff: condo reserves are a real issue post-Surfside. Many buildings are facing major assessments, and older condos (pre-2000) need serious due diligence. SFH inventory is extremely limited and priced accordingly. If you want the Miami Beach lifestyle and understand the market, it's unlike anywhere else in Florida.

The Gables is the most beautiful and most regulated place you'll ever live, gorgeous Mediterranean Revival architecture, a walkable Miracle Mile village, and a city that will absolutely fine you over your paint color. Worth it if you want real character and don't mind the rulebook. Prices start around $1.2M for a modest 3/2 and climb past $5M in the Gables Estates waterfront area. The University of Miami anchors the south end. Venetian Pool, the Biltmore Hotel, and Miracle Mile give it a civic identity unlike any other suburb in South Florida. One of the rare Miami-Dade places where you can actually walk to dinner.

Condo-and-convenience living, lock, leave, walk to everything. Aventura is condo-and-convenience living, high-rises, Aventura Mall at the center of it, and great for lock-and-leave buyers or snowbirds. It's not where I'd put a family that wants a yard, but for low-maintenance, walk-to-everything living, it's a strong pick. Condos range from $350,000 for a 1BR to $2M+ in luxury towers like Turnberry Ocean Colony. Williams Island, a private waterfront enclave within Aventura, offers single-family homes at a significant premium. Right on the Miami-Dade/Broward line, Hallandale Beach to the north, Bal Harbour to the south, with access to both counties without fully committing to either.

Doral

New, growing fast, and great value, if you can take the traffic. Doral is new, growing fast, and anchored by a large Latin community, newer construction, solid value, and convenient to Miami International Airport. The trade-offs are real traffic on 107th Avenue and 836, and the feeling that everything is brand-new without much accumulated character yet. Median single-family prices run $650,000-$850,000. CityPlace Doral is the walkable social hub with restaurants, shops, and events. Trump National Doral is the area's flagship resort. If you want newer construction in Miami-Dade at a price below Pinecrest or Coral Gables, Doral is the practical landing spot for families who prioritize space and schools.

An island 15 minutes from Brickell, old money, zero traffic, and no chain stores. Key Biscayne is the best-kept secret in Miami-Dade for buyers who want privacy, nature, and luxury without the scene. It's a barrier island connected to the mainland by the Rickenbacker Causeway, and it feels like a different world from Miami proper. Crandon Park and Bill Baggs Cape Florida State Park eat up the southern half, meaning no overdevelopment. The residential area is small, tight-knit, and expensive: SFH median is $3M+, condos range from $600K to $4M+. There are no chain restaurants, no high-rises (by local ordinance), and a strong sense of community. Flood zones are real here, insurance costs are substantial. But if budget allows, Key Biscayne is one of the most livable addresses in South Florida.

Old-money space and tree canopy, you're buying the school zone. Pinecrest is old-money Miami-Dade, huge lots, a real tree canopy, top schools, and prices to match. A lot of it has no HOA, which buyers love. You're buying space and an elite school zone here, not walkability. Homes typically start above $900,000 for a modest 3/2, and a proper 4-bedroom estate runs $1.5M-$3M+. Pinecrest K-8 and Palmetto Senior High are consistently among the top-rated public schools in Miami-Dade County. There's no real downtown or commercial strip, just residential streets, Pinecrest Gardens, and the kind of quiet that's hard to find this close to Miami.
