South Beach is the energy hub: nightlife, rooftop pools, Ocean Drive's Art Deco strip, and a restaurant scene that would hold its own in NYC. Mid-Beach and North Beach are calmer, with newer condo towers and a more residential feel. The tradeoff: condo reserves are a real issue post-Surfside. Many buildings are facing major assessments, and older condos (pre-2000) need serious due diligence. SFH inventory is extremely limited and priced accordingly.
