Miami Beach has been a major market for branded residence development - buildings affiliated with hotel brands (Aman, Edition, Auberge, Park Hyatt) that offer hotel-level services to condo owners. These command significant premiums over non-branded buildings but provide an ownership experience that justifies it for the right buyer. Pre-construction prices in these projects typically start at $2M and go to $20M+.
Active Developments
Several significant projects are in various stages of pre-sale and construction on Miami Beach. The pipeline includes projects by major developers on the south and middle of the island. Always verify construction timeline, developer track record (completed projects, not just renderings), and current pre-construction pricing before depositing.
Pre-Construction Risk
Pre-construction deposits in Miami Beach can be 20-30% of the purchase price and are held for 2-5 years during construction. Understand what protections you have, what the termination rights are, and what happens if the project is delayed or modified. Pre-construction can deliver excellent value if the project delivers, but carries risks that resale purchase does not.
Architect Signature Buildings
Miami Beach has a history of commissioning significant architects for residential projects. Buildings designed by Rem Koolhaas, Frank Gehry-adjacent firms, and other notable architects command architectural premiums and tend to hold value well because the supply of genuine signature-architect buildings is finite.
