Surfside
Small beachfront village, rebuilt confidence post-Champlain, Orthodox Jewish community, beach access.
Surfside is the small beach town between Bal Harbour and Miami Beach that became known nationally for the wrong reasons, the 2021 Champlain Towers South collapse. The aftermath has actually resulted in more rigorous building inspections and a wave of newer product as older buildings were recertified or demolished and rebuilt. The town has a strong Orthodox Jewish community with shul and kosher dining. The beach is beautiful and less crowded than South Beach. SFH options are extremely limited; it's primarily condo. Prices run $500K-$5M+. Buyers doing their due diligence on condo structural reports is essential here. The village itself is well-run and pleasant.
