Where to Live on Key Biscayne: Condos, Single-Family, and Bayfront
Key Biscayne is a small island and every location on it is desirable in different ways. Here is how the island breaks down residentially.
North Key Biscayne - Condo District
The northern part of the island has the primary condo developments - Meridian on the Bay, Key Colony, Grove Isle (technically Coconut Grove but accessible), and others. These buildings have bay views, amenities, and 24-hour security. Prices range from $650,000 for smaller units in older buildings to $5M+ for larger, higher-floor units in premium buildings. The north end is the most densely residential part of the island.
The Village Area
Around the village commercial center, a mix of single-family homes and smaller condo buildings. This is the most walkable part of the island - you can walk to the supermarket, restaurants, and the beach. Single-family homes in this area run $1.8M-$4M. Condos from $700,000.
Bayfront Single-Family
The east shore of Key Biscayne facing the ocean and the west shore facing Biscayne Bay both have single-family homes with direct water exposure. Bay-front properties with deep water access are the highest-value residential properties on the island, starting at $4M and reaching $15M+. These are rare and sell quickly when they come to market.
South Key Biscayne
The south end transitions to the Bill Baggs State Park and has very limited residential development. The properties adjacent to the park boundary have exceptional natural surroundings but limited inventory. Some of the most private residential situations on the island are in the south.
