Coral Gables has distinct neighborhoods within its boundaries that vary significantly in character and price. Here is the breakdown.
Old Gables / The Historical Core
The heart of Coral Gables - the streets around Coral Way, Granada Boulevard, and the plazas that Merrick originally designed. Mediterranean Revival homes, banyan-canopied streets, Venetian Pool, the Coral Gables Museum, the Biltmore Hotel. This is what people picture when they imagine Coral Gables. Prices for single-family homes here range from $1.2M for smaller restored homes to $5M+ for larger estates. Demand is consistent and supply is limited.
Ponce Davis
One of Miami-Dade’s most beloved neighborhoods - technically partially in Coral Gables and partially adjacent. Quiet streets north of Bird Road, large lots, mature trees, strong sense of community. Popular with Miami’s professional and medical community. Single-family homes from $1.1M to $4M. Lower density than much of Coral Gables proper.
Gables Estates
Coral Gables’ ultra-luxury gated waterfront community on Biscayne Bay. The most exclusive residential address in Coral Gables. Properties start at $5M and go to $25M+. Very limited turnover. Serious buyers come specifically for this neighborhood.
Riviera / Old Cutler
The southern section of Coral Gables along Old Cutler Road. Waterfront and non-waterfront properties. Large lots, mature landscaping, fewer historic Mediterranean Revival homes and more midcentury and contemporary builds. Prices $1.5M-$8M depending on water access.
Miracle Mile / Downtown Coral Gables
The commercial and entertainment district of Coral Gables. Condos and apartment buildings surround the Miracle Mile shopping street. Walkable to restaurants and shops. Condos from $400,000 for smaller units to $1.5M for luxury high-rise units. Less residential feel but more urban convenience.
