Aventura’s primary lifestyle asset is its water. The city is bordered by the Intracoastal Waterway and Biscayne Bay, and the best condos in the city are positioned for water views. Here is how the waterfront living works here.
Water Views vs. Water Access
Most Aventura condos offer water views rather than direct water access. You can see the Intracoastal from your balcony but you cannot step off your balcony onto a dock. The buildings with actual marina access - Williams Island, Aventura Marina adjacent buildings, and a few others - provide the ability to dock a boat. If boat access is important, specify waterfront with marina or dock access in your search.
Williams Island
Williams Island is the premier waterfront community in Aventura. The island itself is surrounded by water, has its own marina with boat slips available to residents, and the buildings on the island have water views in multiple directions. It is the closest thing to waterfront single-family living that Aventura offers in a condo format.
Pricing the Water View Premium
An Intracoastal or bay view commands a significant premium over a city or parking lot view in the same building. Typically 20-35% more per square foot for a direct water view unit versus an interior unit in the same building. High-floor direct water view units command the highest premiums.
