Estates by Turnberry Review (2026): Prices, Floor Plans, HOA, CDD, and Who It's For
Estates by Turnberry is CC Homes’ gated estate community going up in west Davie, off SW 154th Avenue near the Weston line, with six one- and two-story floor plans priced from $1,722,990 to $2,194,990 before lot premiums and elevation upgrades. This Estates by Turnberry review breaks down the real numbers CC Homes is publishing right now, the floor plans that actually make sense for different buyers, and the parts of this deal (HOA, CDD, lot premiums) that still need to be confirmed in writing before anyone signs a contract.
If you’ve been cross-shopping west Davie new construction, you already know the area is crowded with builders chasing the same buyer: someone who wants Weston-adjacent living without Weston’s older housing stock or Miami-Dade’s price tags. Here’s what Estates by Turnberry actually offers, and who should keep looking.
Estates by Turnberry Review: The Numbers at a Glance
Let’s start where most reviews don’t: the actual price sheet.
- Builder: CC Homes
- Address: 2273 SW 154th Avenue, Davie, FL 33326
- Sales line: (305) 424-2203
- Status: Now selling, pre-construction
- Product type: Gated single-family estate homes with a full clubhouse amenity package
- Base price range: $1,722,990 to $2,194,990 (before lot and elevation premiums)
- Size range: 3,462 to 5,967 A/C square feet (4,234 to 7,204 total square feet under roof)
- Bedrooms: 3 to 7, depending on plan and options
- Floor plans: Six, split evenly between one-story and two-story designs
That base price range puts Estates by Turnberry solidly in the upper tier of west Broward new construction, above communities like Marigold and well above entry-level Davie product. This is not a starter-home community, and CC Homes isn’t marketing it as one. It’s an estate play: bigger lots, bigger square footage, a full clubhouse, and pricing that reflects it.
One correction worth noting for anyone who found conflicting information online: some earlier listings placed this community in Miami-Dade County. It is not. Estates by Turnberry is in Davie, Broward County, confirmed by the current price sheet address. If you’re comparing tax rates, insurance, or school zoning across county lines, make sure you’re working from the right county.
Location: Where Estates by Turnberry Sits in Davie
The address puts you in the far western edge of Davie, close enough to the Weston line that plenty of buyers will assume they’re looking at Weston product. They’re not, and that distinction matters for a few reasons.
Weston carries its own city services, its own reputation for master-planned uniformity, and generally an older housing stock built out in the 1990s and 2000s. West Davie, by contrast, is where the newer construction is actually happening right now, because Weston is functionally built out. If you want new construction in this corridor, west Davie (and unincorporated areas nearby) is where builders like CC Homes, Pulte, and others are still finding land to develop.
This stretch of Davie sits along the broader I-75 and Griffin Road corridor, giving residents a reasonably direct shot at Sawgrass Mills, the Sawgrass Expressway, and the office and retail corridor that runs through Sunrise and Weston. It’s also within range of Nova Southeastern University and the Davie equestrian district that gives the town its rural-meets-suburban identity, though Estates by Turnberry itself is a gated, clubhouse-anchored community, not an equestrian lot situation.
Schools: Confirm Before You Assume
CC Homes’ marketing for communities in this immediate area has, in the past, cited Plantation-zoned schools despite the Davie mailing address, which trips up buyers who assume Davie address means Davie schools. Given the proximity to the Weston/Davie/Southwest Ranches boundary, school zoning here can shift block by block. Don’t rely on general area reputation. Pull the exact zoned elementary, middle, and high school from the Broward County Public Schools locator using the actual site address before you fall in love with a floor plan.
The Floor Plans and Real Prices
CC Homes is offering six plans at Estates by Turnberry, three single-story and three two-story. Here’s the full lineup with actual base pricing.
One-Story Plans
Jubilee, from $1,722,990. The entry point into the community at 3,462 A/C square feet (4,234 total). Three to four bedrooms, 3.5 to 4.5 baths, and a 2 to 3 car garage. This is the plan for a buyer who wants the Estates by Turnberry lifestyle and price point without the largest possible footprint.
Majestic, from $1,830,990. A significant jump in bedroom count for a modest price increase: 3,719 A/C square feet (4,583 total) but 5 to 6 bedrooms and 4.5 to 6.5 baths. The 2-car garage is smaller than you’d expect at this price, but CC Homes offers an optional studio above the garage (adding roughly 665 square feet), which is a smart move if you need a private in-law suite, home office, or rental-adjacent space without going to a full second story.
Longines, from $2,081,990. The largest one-story plan at 4,279 A/C square feet (5,832 total), built around 4 bedrooms plus a dedicated office, 4.5 to 5 baths, and a 3-car garage. This is the plan for buyers who want single-level living (no stairs, easier for aging in place or multigenerational households) but need serious square footage.
Two-Story Plans
Oasis, from $2,019,990. The biggest jump in total space for the money: 5,967 A/C square feet (7,083 total), 6 to 7 bedrooms, 6.5 to 7.5 baths, and a 3-car garage. Notably, this is priced lower than the Longines despite being a two-story plan with nearly 1,700 more total square feet, which tells you CC Homes is pricing the two-story collection to compete directly with the one-story flagship.
Saratoga, from $2,132,990. Built for a specific kind of household: 5 bedrooms plus a dedicated office and a home gym, 6 baths, and a 3 to 4 car garage across 5,662 A/C square feet (6,799 total). If you work from home and actually use a home gym instead of a treasury of unused equipment in the garage, this plan is worth a serious look.
Kinship, from $2,194,990. The top of the lineup at 5,616 A/C square feet (7,204 total, the largest total footprint in the community), 5 bedrooms plus a den and a media room, 6.5 to 7.5 baths, and a 4-car garage. Kinship is also the only plan CC Homes offers with a second primary bedroom option, making it the clear choice for genuinely multigenerational households where two sets of adults each need a private primary suite.
The Guest Casita: Available on Every Plan
Every floor plan at Estates by Turnberry offers a guest casita option. If you’re house-hunting for a parent, an adult child, or frequent long-term guests, this is worth pricing out on whichever plan you’re leaning toward, since it changes the math on whether you need to size up to a bigger plan just to get separate living space.
Elevations and Upgrades: What Actually Changes the Price
The base prices above are just the starting point. CC Homes offers three exterior elevation styles across the community: Santa Barbara (the base elevation, no additional cost), Coastal Contemporary, and Modern Farmhouse.
Modern Farmhouse carries the highest premium of the three across every plan. On the Kinship, that premium runs about $59,000. On the Longines, it’s about $54,000. If curb appeal matters to you and you’re drawn to the farmhouse look, budget for it now rather than getting surprised at the design center.
Garage capacity is also priced as a separate upgrade in some cases. Bumping the Oasis up to a 5-car garage, for example, adds roughly $37,000. Multiply decisions like this across a full design center visit (flooring upgrades, cabinetry, primary bath finishes, smart home packages) and it’s easy to see a base price of $1.8 million turn into a final contract price well north of $2 million. Walk into the sales center with your ceiling number already decided, not just your base price target.
HOA, CDD, and the Monthly Cost Nobody Talks About
Here’s the honest part of this review: as of this writing, CC Homes has not published a confirmed HOA or CDD dollar figure for Estates by Turnberry in the materials available. That’s a gap, and it’s one you need to close before you get emotionally attached to a lot or a floor plan.
This matters more here than at a lot of communities because Estates by Turnberry is a gated community with a full clubhouse amenity package. Gated communities with clubhouse amenities in this price bracket in west Broward commonly carry HOA dues that can run anywhere from the low $300s to $600-plus per month, but that is a general market range, not a confirmed number for this specific community. Do not budget off that range. Get the actual HOA figure, in writing, from the CC Homes sales team before you sign anything.
The same goes for CDD (Community Development District) fees, which are common in newer master-planned developments across Broward and Palm Beach counties and get added on top of your property tax bill to pay off infrastructure bonds (roads, drainage, utilities). Whether Estates by Turnberry carries a CDD, and if so, what the annual assessment is, wasn’t disclosed in the pricing materials reviewed for this piece. That’s a direct question to ask the sales team: is there a CDD, what’s the current assessment, and how many years are left on the bond.
Why does this matter so much at this price point? Because a $2 million home with an extra $400 to $600 a month in HOA and CDD costs on top of taxes and insurance changes your real monthly payment by a meaningful amount, often more than a full percentage point of interest rate would. Before you compare Estates by Turnberry to anything else on your list, get all three numbers (HOA, CDD, and estimated property taxes based on the eventual assessed value) confirmed in writing.
How Estates by Turnberry Compares to Other Davie New Construction
West Davie has turned into a genuine cluster of new construction options in the $1.3 million to $2.2 million range, and Estates by Turnberry is positioned at the top of that cluster.
Marigold, built by Pulte, starts around $1.34 million and offers a more boutique, gated feel without the full clubhouse scale Estates by Turnberry is building toward. The Oaks of Davie, from Rhino Homes, sits in the middle of the pack with a custom-build angle and a smaller inventory, though as of this writing HOA and CDD figures weren’t confirmed there either, so the same due diligence applies. Vineyards rounds out the west Davie options with its own price point and lot sizes worth comparing directly against Estates by Turnberry’s Jubilee and Majestic plans if budget is the deciding factor.
The honest comparison: if you want the largest homes, the biggest amenity package, and you’ve got the budget for $1.7 million-plus, Estates by Turnberry is the top of this local hierarchy. If you’re trying to stay closer to $1.3 to $1.5 million with a smaller, more boutique feel, Marigold or The Oaks of Davie deserve a look first.

Who Estates by Turnberry Is Right For
The move-up buyer with real space needs. If you’ve outgrown a 2,500 to 3,000 square foot home and need 5 or more bedrooms, a dedicated office, or a genuine home gym, the Saratoga and Kinship plans are built for exactly that.
The multigenerational household. The Kinship’s second primary bedroom option and the guest casita available on every plan make this community one of the more flexible options in west Broward for buyers housing parents or adult children under one roof without sacrificing privacy.
The buyer who wants amenities and doesn’t mind paying for them. A full clubhouse package is a real lifestyle draw for households with kids or anyone who wants resort-style amenities without leaving the neighborhood. If that’s a priority and the budget supports it, this fits.
The buyer with a firm $1.7 million-plus budget and room for upgrades. Given elevation premiums that run into the tens of thousands and garage upgrades on top of that, you need comfortable room above the base price, not a budget maxed out at the sticker number.
Who Should Skip It
First-time buyers and anyone budget-constrained under $1.5 million. This isn’t the community. Look at Marigold instead, or step back and read Best Suburbs for First-Time Home Buyers in the Fort Lauderdale Area (2026) for a broader map of where your budget actually goes further.
Anyone who needs certainty on carrying costs right now. If you can’t move forward without a confirmed HOA and CDD number today, wait until CC Homes publishes those figures or get them in writing at the sales center before you get attached to a specific lot.
Buyers who actually want Weston, not Weston-adjacent. If the draw was Weston’s schools, its established neighborhoods, or its specific city identity, Estates by Turnberry’s Davie address and zoning may not deliver what you’re picturing. Confirm schools and city services before assuming.
The Bottom Line
Estates by Turnberry is a legitimate top-tier option in the west Davie new construction cluster, with six well-differentiated floor plans, real flexibility for multigenerational households, and pricing that’s transparent on the base numbers CC Homes has released. The unresolved piece is the monthly carrying cost: HOA and CDD figures that need to be confirmed in writing before you treat any base price as your real number.
