New Construction in Weston: What Is Available and Is It Worth the Premium?
Weston is largely built out. The master plan has been substantially completed and large parcels for new subdivisions are rare. What exists in the new construction space is primarily custom rebuilds, the occasional new community on remaining land, and luxury spec homes.
Custom Home Rebuilds
The most common form of new construction in Weston is the teardown-and-rebuild. Buyers purchase older homes on large lots, demolish them, and build custom homes. In Windmill Ranch Estates and other communities with acreage, this produces homes in the $2.5M-$5M range. The finished product is genuinely exceptional - modern construction, smart home features, resort-style pools, and designed for South Florida living.
Newer Communities
The western sections of Weston near the Everglades have seen some newer development in recent years. These communities have contemporary construction, community amenities, and strong HOAs. Price range is $800,000-$1.4M for new or near-new single-family homes. The trade-off is location - further from the Town Center and from the eastern side of the county.
Spec Homes
Several luxury builders operate in Weston building spec homes (built without a specific buyer and sold complete). These are typically 5-6 bedroom, 4,500+ sq ft homes in premium communities priced at $1.8M-$3M. They sell to buyers who want new construction without the 18-month process of building custom.
