Research the building’s financials and any upcoming assessments carefully. $400,000-$500,000: Better condos, some entry-level townhomes. $500,000-$620,000: Entry-level single-family homes in the established neighborhoods. Above $620,000: The single-family market opens up significantly, including some waterfront options.
What to Watch For
Older condo buildings in Pompano require careful due diligence - Milestone inspection requirements are creating financial stress in some pre-2000 buildings and special assessments are a real risk. Single-family homes in the less established neighborhoods carry neighborhood quality risk. Flood zone and insurance is a meaningful cost factor even in non-waterfront areas near the coast.
The Appreciation Case
