Wellington’s neighborhoods divide cleanly between equestrian and non-equestrian. Here’s the breakdown.
Olympia: Family-Focused Master Plan
Olympia is one of Wellington’s most popular family neighborhoods, a gated master-planned community with a clubhouse, resort-style pool, tennis, and feeding into strong school zones. Homes run $600K-$1.5M depending on size and lot. The community feel is active; the HOA is well-run. Strong resale market because of the school zone and community amenities.
Versailles: Equestrian at Scale
Versailles is a larger community with a mix of non-equestrian and equestrian-adjacent properties. Prices span a wide range depending on whether there’s a barn on the property. The community has solid infrastructure and feeds into good schools. It’s more mixed in character than Olympia.
Binks Forest: Golf and Green Space
Binks Forest is built around the Binks Forest Golf Club course, a gated community with large lots, mature landscaping, and a quieter, more established feel than newer communities. Homes run $700K-$2M+. Good for buyers who want green space and a quieter community atmosphere.
The Equestrian Corridor (South Shore / Pierson)
South Shore Boulevard and Pierson Road define the heart of Wellington’s equestrian community. These are the addresses closest to PBIEC, the International Polo Club, and the competition showgrounds. Properties here are acreage estates with barn facilities; prices start around $1.5M for modest setups and climb past $15M for top facilities. This is a different real estate market than the rest of Wellington.
The Wellington (New Development)
Wellington Lifestyle Partners’ 7,000-acre master community adjacent to the equestrian preserve will add a new neighborhood tier when completed. Golf courses designed by Tiger Woods and Justin Thomas, estate residential product from $6M+. Early buyers are getting in during the construction phase, worth monitoring.
