Boca Raton’s neighborhoods divide most naturally between east and west. Here’s the breakdown.
East Boca: Intracoastal and Ocean
The neighborhoods east of I-95 command the highest prices and offer the best beach access. Spanish River Beach area, Boca Harbour, and the Intracoastal corridor are the premium east Boca addresses. Single-family homes here run $1.5M-$5M+. Walkability is the best in the city, Mizner Park, Royal Palm Place, and the beach are all accessible without a car.
Golden Triangle: Downtown Boca
The Golden Triangle is Boca’s established residential core, homes from the 1970s and 1980s on larger lots, walkable to downtown amenities, prices in the $800K-$1.8M range depending on size and condition. It’s the neighborhood where Boca’s established community has lived for decades.
West Boca: The Family Zone

School zones are strong, lots are bigger, flood risk is lower, and the per-square-foot cost is more accessible than east Boca. Boca West Country Club
Boca West is the city’s largest private country club community, 4 championship golf courses, tennis, pickleball, spa, and dining inside the gates. Membership required (mandatory equity membership ~$200K + monthly dues). Homes run $400K for smaller condos to $3M+ for larger estate homes. Active social community, well-maintained. Good for buyers who want the full country club lifestyle in Boca.
