What Delray Gets Right

Atlantic Avenue is the real deal. In a region full of strip malls and car-dependent suburban sameness, Delray has something genuinely walkable, genuinely beautiful, and genuinely alive. The beach at the end of Atlantic Avenue is one of the best stretch of public beach in South Florida. The community events calendar, Art & Jazz on the Avenue, Garlic Festival, farmers market, create a real sense of place.

The East-West Divide

The Delray you see on Instagram is east Delray. The Delray where most people actually buy is west Delray, bigger lots, lower prices, and a more suburban character. There’s nothing wrong with west Delray, but buyers who come in expecting Atlantic Avenue energy in a $500K townhome 4 miles west need a reality check.

The School Reality

Delray’s public schools are not the strongest in Palm Beach County. Families who are school-motivated and not using private schools sometimes find Boca Raton or Palm Beach Gardens a better fit for the public school quality they’re seeking.

Who Delray Is Right For

Buyers who want a walkable downtown lifestyle with beach access and can afford east Delray pricing. Active adults who want a vibrant 55+ community in west Delray. Buyers who want more personality in their city than a standard master-planned suburb delivers.
